Last week we talked directly to Sellers and Buyers about what to expect in today's market (if you did not see it, go check it out and give it a save - you will want to revisit it later!). This week we want to talk to those of you that are looking to BUY & SELL.
In a normal market this is relatively easy to do! You have outgrown your starter home and you are looking for something bigger to better suit your family. So, you go find a home you love and put in a contingent offer. Meaning, you are submitting an offer with set terms/conditions that must be met before the transaction can be completed.
Example: you need to sell your current house to pay for the new home. No problem! Sellers accept your offer, and you get your current house listed. Once you get your house under contract and it closes, you have now met all the terms/conditions of your offer! Time to close on your NEW HOME
This all looks a bit different in today's Sellers' market...
So, if you are a BUYER who needs SELL. Consider all your options and what you are comfortable with. In our current market it is more challenging to get these contingent offers accepted, but there are other ways to make both happen.
We have had more buyer/seller clients getting creative during this time. Many of them are making the decision to sell their houses for top dollar before buying their next home. In the meantime, they are renting, moving into mother-in-law suites, or testing out tiny living. By doing this they are putting themselves into a better buying position when they find the "one".
