For those of you that are new around here, HELLO! Every Monday we look at the current state of our local Real Estate Market and give insight on what this all means for YOU! So, here is what happened over the past 7 days in #gigharbor, #portorchard, #bremerton, #tacoma, and #puyallup. If you want to learn more about a city or neighborhood not mentioned, just let us know. Here is what we know (don't forget to hit save, you'll want to revisit this later);
+ We continue to be in a sellers' market.
+ Our housing inventory is VERY LOW - but we are hopeful spring market will give us more homes????
+ Prices continue to be on the rise ????
+ There are MANY, MANY buyers ready to go!
+ We have seen more offer review dates, pre-inspections, waived inspections, offers $30,000 - $50,000+ over asking price, 22AD's, and escalation clauses. Buyers are truly putting out their most competitive offers!
What does this mean if you are a SELLER? Now is an excellent time to sell, there is no doubt that you will see a great return on your investment! Our biggest advice is to work with a professional(s) to come up with a plan to get you the most bang for your buck. It is still important to make sure that your home is in its best selling/showing condition, that you are pricing correctly, and that you are allowing enough time for buyers to see the home & submit their offers.
And, for all your FIRST-TIME BUYERS, do not get discouraged, just GET PREPARED. It is critical that you are working closely with your lender & real estate agent to come up a competitive buying strategy. It may take some looking and a few offers, but you will find a home!
