Start before you’re ready. While that statement is applicable in many situations it definitely applies if you are thinking about buying or selling! 

You may think it is best to wait until you are feeling ready… well we're here to tell you that is not the case. Start as soon as you are thinking about making a move! There is a lot that you can do before buying and selling that will help make the process smoother in the long run. 

Buyers, do you know what your first step is? If you answered PRE-APPROVAL, you are correct! This is a critical step in the buying process and it is better to start sooner, rather than later. By speaking with a lender to get pre-approved you will learn what your purchasing power is and what financing options are available to you. Once you have determined what you can afford, then you can go shopping! 

Taking this step early on makes the shopping and offering process much easier as it eliminates potential wasted time. As a buyer in today’s market, time is precious! Anything you can do to get in front of the right homes in your price range and to get your offer in as quickly as possible puts you in a better position. 

Knowing what you can afford help your agent find the correct houses for you. They will be mindful not to show you something out of your price range. We all know what its like to fall in love with something only to find out its out of budget!

In addition to making sure you are getting in front of the right houses, the pre-approval really helps when you find the one! It is not required that you have a pre-approval letter to submit an offer, but it is highly encouraged and when you work with us it’s a must! If you can send a pre-approval letter with your offer, this shows the sellers that you are ready – now are you seeing why its important to start before you’re ready…

Sellers, it is equally important for you to start the process before you are ready to sell. Whether that means you are thinking about selling in 1 month, 6 months, or a year from now it is never too early to take the first step. 

Start by talking to your favorite agent and real estate team – hi! Tell us why you are moving and when. From there we can tell you what we think your home will sell for and how to make it sell for top dollar! 

Once the initial conversations are had, the next step is a listing prep walkthrough with our Listing Coordinator and Marketing Manager. Together they will give you staging tips, maintenance suggestions, and a timeline tailored to your wants and needs.

Depending on the maintenance needs of your home and property you may need more time than you think to get it all done. This is why you want to start before you’re ready so we can help you determine what is possible for your timeline. And help you sort out what will give you the best return on your investment. Taking the time to do the homework our Listing team sets out for you, will pay off in the long run. So, we highly encourage that you don’t skip this step… unless you want to leave money on the table. 

So, we will say it again, Start BEFORE, you’re READY! We promise you wont regret it.
